Electrical Safety in Communal Areas: Landlord Responsibilities

Landlords have duties under the Electricity at Work Regulations 1989 to maintain communal electrical installations including lighting, emergency lighting, power sockets, distribution boards, entry systems, and fire alarm systems.

Emergency lighting must be tested monthly (brief functional test) and annually (full rated duration test). Fire alarm systems require weekly tests and six-monthly professional inspections per BS 5839.

Records of all testing, inspection, and maintenance should be maintained as part of building compliance documentation.

Custodia tracks all communal area electrical safety requirements, including EICR dates, emergency lighting tests, fire alarm maintenance, and remedial works.
