Fire Safety in Higher-Risk Residential Buildings Post-Grenfell
The Grenfell Tower fire fundamentally changed the fire safety landscape. The Fire Safety Act 2021 clarified that fire risk assessments must cover the structure, external walls, and flat entrance doors of multi-occupied residential buildings.
For buildings over 11 metres: quarterly communal fire door checks, annual flat entrance door checks, information sharing with fire services, and wayfinding signage in stairwells.
The Building Safety Act 2022 goes further for 18m+ buildings, introducing the Building Safety Regulator, mandatory registration, Building Safety Cases, and the Golden Thread.
Practical implications include more frequent fire risk assessments, fire door maintenance investment, improved record-keeping, resident engagement, and preparation for regulatory inspections.
Custodia brings all post-Grenfell requirements into a single platform with integrated fire risk assessment tracking, door inspection workflows, and Building Safety Act compliance tools.
