Annual gas boiler servicing is a legal requirement. Pre-inspection: confirm Gas Safe registration, ensure access to appliances, provide information about known issues, have previous CP12s available.
During inspection: visual inspection, gas supply and pressure check, flue testing, ventilation check, and safety device testing.
Post-inspection: obtain CP12 certificate, provide copies to tenants within 28 days, store securely for two years, address any defects, and schedule the next annual check.
