Under the Gas Safety (Installation and Use) Regulations 1998, landlords are legally required to arrange an annual gas safety check on all gas appliances, flues, and pipework in their rental properties. The check must be carried out by a Gas Safe registered engineer.
The engineer will issue a Gas Safety Record (commonly known as a CP12 certificate) detailing the results of the inspection. This record must be provided to existing tenants within 28 days of the check, and to new tenants before they move in.
Landlords must keep records of gas safety checks for at least two years. Failure to comply is a criminal offence with fines of up to £6,000 per offence, imprisonment, and manslaughter charges in the most serious cases.
