MEES Compliance: Minimum Energy Efficiency Standards for Rental Properties
Since April 2020, MEES regulations apply to all domestic private rented properties. Landlords cannot let properties with EPC ratings of F or G unless a valid exemption is registered.
Valid exemptions include: all relevant improvements made, cost cap exceeded (£3,500 including VAT), required consents refused, and improvements would devalue the property by more than 5%.
Financial penalties: up to £2,000 for breaches under three months, up to £4,000 for longer breaches. Local authorities can also publish non-compliance details.
Cost-effective improvements include loft insulation, cavity wall insulation, draught proofing, and heating system upgrades.
Custodia tracks EPC ratings, identifies properties at risk, and helps prioritise energy efficiency improvements across the portfolio.
